Project Goal, Skills & Results
RSSL appointed Bulb as the Main Contractor for the CAT A and B fit-out of a 2-storey laboratory and office space in an existing building (Knight Building). Some refurbishment works to the existing building fabric were undertaken as part of this project on behalf of the Landlord.
The existing building is under the ownership of Reading University, with RSSL taking a new long-term lease. The existing fit-out (a mixture of laboratories and offices) was stripped back to shell & core to enable the CAT A, followed by a CAT B fit-out.
The Knight Building is a self-contained building featuring a full-height front glazed entrance, air conditioning, passenger lift and toilets.
The laboratories in this facility are split over two floors, ground and first. The ground floor laboratory space includes a corridor with access to analytical laboratories, biology laboratories, support rooms, an emergency shower, and a dark room. The first-floor laboratory space consists of a corridor with access to wet chemistry laboratories, a reagent store, an emergency shower, support rooms, and write-up offices.
The laboratory areas were constructed in accordance with CL2/BSL2 requirements, with one CL3/BSL3 room and GMP guidelines.
Several ducted fume cupboards were installed in chemistry laboratories, and a couple of them with acid scrubbers.
A new central air handling plant was installed throughout – comprised of several air handling units, each offering heat recovery.
